Elypsius was founded to connect capability on development and construction to individuals seeking to make waves in the property world.

Founder TC Jefferson is deeply imbedded in the financial services market. As a head-hunter, he has built an enviable roster of very senior individuals for whom he operates as trusted advisor, counsel and sounding board as well as providing access to a broad array of top talent.

Through his additional position as a Partner in a boutique pension solutions business, he has moved beyond being an introducer of just people, to an introducer of ideas, capital and business propositions. As a head-hunter TC has run searches to source real estate investment specialists and help equip institutional investors such as pension schemes and insurance companies, as well as their asset managers, gain better access to private debt investment opportunities including UK and overseas property.

His network covers senior individuals in investment banking, big four accountancy firms, investment consultancies, private equity firms, fund management, private wealth firms, family offices and boutique investment houses. He has first-hand personal experience of buy to let property, furnished holiday lets and investing in property overseas, as well as numerous refurbishment projects.

Having run a construction company previously, he has for the last 15 years operated as a head-hunter, now leading a boutique search firm within the financial services world. Ironically, the network he has built over that time is the exact demographic suited to the high spec and considered development and construction work of his former life. As a head-hunter, constantly networking over coffees and lunches and hearing about people’s plans outside of the day job to build, develop and invest, Elypsius now allows him to bring his two worlds together.

Simon Dunning

In construction exclusively since the early-80s Simon Dunning has a comprehensive understanding of the industry covering practical and managerial aspects and an ability to see the potential in all things property:

Daily hands-on experience for this first 20 years in the construction industry allowed Simon insight on a multitude of tasks. This gradually superseded by full-time management and focus on company performance and direction. With an understanding of construction practicalities, his expectations on team performance are as realistic as they are demanding. Always receptive to and understanding of the input and advice of clients, contract administrators, architects, engineers, building control, and warranty representatives, to name but a few. Assimilating and sharing all concerns creates confidence throughout the project hierarchy. Simon is an expert in this field and always with on-time, on-budget delivery as the goal.

His construction experience covers area's too numerous to mention : From significant structural works, building fabric and systems integration, finishes and beyond. He appreciates the learning curve is continuous and embraces the advice and views of others. A realism around practicalities allows decisive but considered instruction, one of his core management strengths

Delivering ambitious and demanding residential property work alongside a wide range of commercial schemes Simon lends each his full and constant commitment. Contract values ranging from £250,000 to £2,250,000 for commercial developments, all demanding flawless delivery . As main contractor Simon consistently problem-solves on issues revealed or anticipated. If agreed, he will develop pragmatic, economical solutions. A thankless task but an invaluable skill, often appreciated only with hindsight but one that achieves significant financial benefit.

Now engaged fully with Elypsius Ltd this skill set is applied in the main contractor role but with his wealth of knowledge on UK property now seeing equal recognition. Developing both practical and speculative aspects Simons knowledge base and vision are key drivers for Elypsius.
